Maintaining your home is an important step to identify minor issues before they become major repairs.

1. Check Your Roof

Make a visual check of your roof and surrounding area. If you are unable to see your entire roof from the ground consider contacting a contractor or roofer to go up and make a detailed visual inspection annually or after a severe storm. They will be able to determine if you are in need of tile or shingle roof repair.

2. Check Exhaust Vents

There are a few different places in your home that dust and debris can build up and cause damage.

  • Dryer vent – Set up a cleaning schedule to maintain your dryer vent at least every three months.
  • Air Conditioning – Changing the filter at least once every two months will minimize dust and allergens in your home.
  • Stove Exhaust – Clean the stove exhaust filter every three months.

3. Check Driveway for Cracks

Cracks in your driveway are a clue to water building up around your home. If water builds up it can cause damage to your home’s foundation and create weak spots.

4. Check Your Gutters

Your gutters are your roofs defense against water buildup and damage. Check your gutters monthly to make sure they are clear of debris. Check downspouts for buildup and rodent nests.

5. Check for Leaks

Water leaks can be sneaky. Move items around in cabinets under sinks at least once a month to be sure that there isn’t a hidden leak.

6. Check Your Caulking

It is a good rule of thumb that anywhere you have caulk in your home it should be inspected every six months. Put your hand up around windows and doors to see if air is leaking in or out of your home. Visually inspect for cracks or damage.

7. Check the Chimney

Look all the way around the chimney for any signs of water buildup or damage. Have a chimney sweep inspect and clean at least once a year.

8. Check Your AC Unit

Clear away any debris or tree limbs that accumulate on or around your AC unit.
